Beginner Questions for a Beginner! (Please help) (Austin, TX)

I have been looking at condos and apartments here in Texas for sale. Recently I started using the Bigger Pockets calculator to figure out some of the finances. I have a few questions that might be stupid to some, but I really would like some answers haha.

1. Are there banks located around here that will allow you to put %10 down?

2. What are the average cost for expenses for a 1 bedroom 1 bath? 2 bedrooms 1 bath? 2 bedrooms 2 baths? (Electricity, Water, Etc..)

3. What expenses do you usually have the tenant pay for?

4. What are the best questions to ask the realtor selling the apartment?

5. Any other tips?
