The only time Im that high are for serious unknown problems like a caving foundation wall, or if we are talking properties in the $1 million range.

For instance, many markets have A/B class neighboorhoods in the price range of 300-400k, therefore, allowing you to utilize more leverage of OPM.

There have been many folks who have expressed interest in my rental properties that have screened themselves out after checking their FB accounts (i.e., folks who say they have no pets but post pictures of pitbulls chained up in the back yard and comments that puppies are available for only $600 a pup and, sadly, women who post pictures of themselves that appear to imply they charge by the hour).

Although I'm not investing in the 2 markets you mention, we do have several properties that range from the coast of NC to the Mountains of NC to California and we self manage all of them so have experience with long distance STRs.
