Investing from a distance

I'm a new investor in the Nashville area. I have 1 investment property currently rented and a house we built last year that was built with cash and paid for. I'm wanting another property but the market in this area is getting pretty pricey. Ive been looking at different areas a few hours away with more reasonable prices for an investment property and was wondering if there's any advice on investing from a distance. I've never used a management company but would need one and was looking to see what the good and bad about them can be? Any advice will help. Thank you
