New Out of state investor looking for a team in KC

Hi everyone, my name is Andrea and I am a new investor from CA who is looking to invest in Kansas City (zips 64128/64130) using the BRRRR method. I am currently looking to buy homes in the range of 30-85k range that need rehab and create a positive cash flow.

Is anyone familiar with this area? I am looking for Any recommendations/assistance finding agents, property manager, contractors. Any connections, advise or ideas are welcome.
