If you are buying from an investor it lets them spread their gains over multiple years.  2)  IRA investing we have bought long term holding in our self directed IRA's.  3)  We have borrowed from other investors with self directed IRA's that would rather lend than own.  4)  Margin loan from a brokerage account, if you have a personal stock portfolio you might consider setting it up to allow margin lending, then make payments to yourself.

Because you assign and walk away, you miss out on the rent spread (middle) and back end (your buy price vs t/b buy price spread).

Then, for the last two years I owned the homes I hired a PM and the company was very organized and tried their best, but since it takes 45 minutes to get from one side of Las Vegas to the other and since my homes were spread throughout every area in the city the PM did not get paid enough money to do frequent inspections and every tenant destroyed every home.

However, a mold inspection is relatively inexpensive in comparison to the larger problem that looms if the mold spreads (if present).
