We have chosen to focus more on SFR (75% of our portfolio and up to 4 family MF).

I remember between March and April of 2009 where we have a very large exposure in to defaulted loans (10's of millions) and what seemed like overnight within those 30 some days we lost 15% of value across our portfolio.

What you need is to find a quality trustworthy contractor who has experience in the field (be careful anyone can say they do so do your research and ask for portfolio and or references) and build a relationship and understanding of what you want to make happen.

Would like to maintain the same quality of SFR as our present portfolio for the simple reason that we never have to worry about the quality of renter in our properties, but our properties have gone way up in price and rents haven't followed. 

You can ramp up your portfolio rapidly.

There are also things like portfolio lenders that I recently found out myself more information on and am discussing with a lender just what they offer.
