What you need is to find a quality trustworthy contractor who has experience in the field (be careful anyone can say they do so do your research and ask for portfolio and or references) and build a relationship and understanding of what you want to make happen.

Would like to maintain the same quality of SFR as our present portfolio for the simple reason that we never have to worry about the quality of renter in our properties, but our properties have gone way up in price and rents haven't followed.
