I would only add to be sure to stay active on the site- posting questions, welcomes to other new members, and eventually advice to others.

I do not do much in the buy & hold space, but I am quite active in the flip realm.

I have been a CA broker for 40 years but not active there in 20 so not up to speed on the latestest disclsoures... only the one's I get via docusign when I am reselling.

Thanks for posting @Jason Pfaff.You might want to set up keyword searches for Arlington, TX and Mansfield, TX.There is also an Arlington REIA that is very active.

I'm a fairly active buyer in the local market and I'm always open to working with anyone who gets deals.  

I know there are many active members on BP from the Chicago area, maybe some of them will chime in.

I'm more wondering if it's done as a general rule since distressed properties have a higher chance of active termites due to neglect.
