You are better off with networking with people who have verifiable track records as HMLs, flippers, landlords, wholesalers, etc.

You already have a proven track record to show them. 

What are the sellers options so they don't get a foreclosure in their record?

We really liked the guy, really excited that he put an application in, but we always ask the question - "are we going to find any evictions or criminal records?".

I've checked the county records and know that she owes 6K in back taxes.

I've recently been looking through county records and getting mailing addresses for people with say 10 or more properties in my area and have even sent a few letters out with contact info.

And no, i wont be using my hands on the job, well, maybe i do, with a pen and paper to record daily reports and etc.Margins.
