The first lien holder (bank or other corporation as you mention) isn't going to let you foreclose on the place.Taking possession of a property like that is going to invite a lot of work and headaches on your part.

If I was your tenant I would also expect to be released out of the lease and unwilling to blackout the windows creating a cave like atmosphere or turn off my electronics however them refusing the portable ac's is odd.
