On the plus column: I began taking a course offered through the Chicago Rehab Network re: developing affordable property.

For us, we primarily look at proximity to attractions (i.e. schools, shopping) and development (beltline, mixed use areas, revitalization projects) for appreciation purposes and then evaluate the deals based on our individual cash flow requirements.

But there is a big swath of land over by I-70 that is on the books to be developed as business/tech parks, and the potential employment numbers are  very high.

As a results, I made already some contacts and developped a small network.

His advice was to inform the insurance company (which I did) then sit back and see what develops.

SA is a strange market in that while it has a downtown proper, there is not the development and central job market you would expect with a city of that size.

Right now i know they are building up the energy corridor for more engineering firms and oil businesses so it is still developing further west into the Katy area.  

Select the design that s/he and you feel is most appropriate for the marketplace.The next step would be to have the architect produce a set or working plans to get bids for construction from builders.I'm not a residential developer but I've done a lot of the above in commercial projects.

I am married for over 20 years to a wonderful man and he is very interested in real estate investments to develop wealth for the future with me. 

But I am finding other niches to wholesale including rental properties to landlords and land to developers.
