I'm not a pro, but I'm learning to be one, reading many books, following videos on youtube, and also joining some conversation on the bigger pocket forum. i think that a resume of the experience of some of you could be helpful not only for me if not for a lot of new entrepreneurs on real state.

Of course there's utilizing OPM, your current careers income, etc; but has anyone used anything a little more creative?

I’ve been reading books, watching videos, attending seminars, etc.

Seems crazy to me, but I'd definitely like to hear if there are creative ways to access that capital.I do know that @Yan P. recently came out with a new product for longer term loans, he is my go-to guy for anything finance related.

I find books are better than podcasts or online videos/webinars as they're packed with info and go in a sequential order! 

I'm just going off of what they say in the webinars and YouTube videos. 

I caught an intruder in my STR with a security camera that sends its video to my phone. 

I watched ton of videos about it.

Do you suggest tradiotional financing or a more creative avenue such as hard money being that I am trying to force appreciation by renodeling and refinancing first or thru a 203k loan

Creative Financing deals are very new to me...I have a very basic understanding of them.
