8 Questions: Analyze, find and manage a property

Hi everyone

In this post, I would like to make some important questions for some of you that have experience in this kind of topic.

I'm not a pro, but I'm learning to be one, reading many books, following videos on youtube, and also joining some conversation on the bigger pocket forum. i think that a resume of the experience of some of you could be helpful not only for me if not for a lot of new entrepreneurs on real state. So, books are great, but I would like some of you to tell me the way to take advantage of the next questions:

1- How do you analyze a property?

2- How do you make an offer?

3-How do you find a good deal using the internet?

4- How do you know that this property is a good deal? not only for the place.

5- How do you create your team?

6-What types of properties are you interested to invest in? and why you choose that one?

7-How do you close a good deal quick and easily? I know, nothing is easy in this world but for some of you some things work good and some things work hard.

8- Did you felt scared at the beginning of your career as investor? and why?

I'll appreciate reading the answers and your opinions concerning those questions, I know I make too many questions but I don't want to be bankrupt on the first purchase. so for that reason, I would like to see your history.
