If you all have equal access in the home and utilities would be split 3 ways then just provide each roommate a copy of each utility bill each month and tell them to pay you their 1/3 share within a couple days.

Really, the only time you will need that credit history will be for other RE loans.Ask the seller for a copy of the note servicing agreement, so you can make inquiries. :)
