This is because when you sell you will have to decrease the basis by the depreciation you have taken or were allowed to take.Some individuals will not take depreciation but then when they sell the property they make an adjustment to account for the depreciation in the final year.

One started out high, giving me the investment property appraisal price, and I asked him why they needed the investor one when we don't need a rental analysis or anything, and he said, Oh, that should save you $100 or so, but then he said we didn't need that rental income listed to qualify, so he just confused me.
