New member from Boulder County CO

Hey,

I am a total newb here looking to purchase my first rental in 2013. I am a materials engineer and have been looking for a new job, but just can't seem to find one that I am excited about. I have finally realized that I don't want another job! I have been interested in real estate for years, but I have finally become more serious about investing my time and money, I am all in.

I want to be able to quit my 9 to 5 job, by purchasing cash flow rental properties. However I am still at the point where I just don't know where to begin. I could go out and buy a rental, but I want to make sure I am starting out in the best way possible.
