So for example my first ever purchase was a duplex i bought for $16,000 and had $21,000 all into and rented each side for $650 and really it payed for it self over the 3 year period.

My friend bought it a few years back and didn't raise her rent because she's like a grandma to him and her rent alone pays his piti.

Hi everyone,I bought a property through tax sales in CA at the end of 2016.

We have very nice rentals but we bought a slum mid last year.

I bought 2 foreclosures super cheap, renovated, rented them, and then when I attempted to refinance, I was told by multiple banks that for at least a year (2 years in one case) the property would only appraise for what I paid for it.
