Not investing for speculation but.....

Good morning.  I walked a property Sunday and gave an offer Wednesday.  Although our numbers didn't meet in the middle I'd like to help this guy out. It's in Saratoga Springs,  N.Y. on the lake and down from the track and Racino in opposite directions.  The house is beat but location is pristine. I want to be able to have the capital if I seen this I'd level home and build new on lot. One of my goals as to why I'm working at this. Just some thoughts.  Have a great weekend.

If the numbers don't work, there is no deal. No deal equals no help or money. It sounds like he doesn't have money to fix up his own house, but not motivated enough yet to let it go. I would keep looking. You want to find property that will cash flow after all expenses.  Building a new house on that lot will cost more than buying an existing house that needs renovation.
