Of course, if it turns out it's a great rental and you don't need the cash, just hold it as a rental even longer, skip the 121 exemption and use the 1031 whenever you're ready to sell.If it sounds complicated, it sort of is, and you must have a Qualified Intermediary on your team prior to selling your property in order for the 1031 to be valid, so the first step would be finding a trustworthy CPA and QI to make sure all your tax docs are in order.

If you have serious cracks with large gaps or it is uneven, then you might want to consider some options, but it sounds like your problems are not big.I would consider doing the paint job if the current paint is bad or the color is ugly.

Sounds like in Hindsight she probably needed a structural engineer to inspect this prior to buying.. a full home inspection may have caught it but if the beams were not exposed they may have missed that as well.WE have at least in markets with very rigid inspections BEEN WHERE SHE IS ..
