If they can't tell you about those items....you need to look around for someone smarter)Alex, I don't mean to sound negative in this response, you seem very sincere in establishing your goals to make real estate investing as an avocation or a full time money making business.I would hate to see you spend money on useless programs that will drain your resources only to wind up highly motivated want-to-be investor with a ton of CD's and books.There is no one answer to satisfy your desire, I would say take it slowly, associate with real investor who have a proven track record and be very curious about any course that is offered to you.Charles

is defined by you...but don't go under it.C#3: The property/deal must have a CCR of at least 100%...meaning I get all my cash back out of it within the first year.If the deal meets this criteria, it satisfies Golden Rule #1.

I think your 250 letters a week plan is a better start than none, but obviously you'll want to increase this over time once you get everything down pack.I get my leads from listsource and am always satisfied with the results.

A true POF letter is the same as a loan committment letter and not normally possible with having first been approved.I offer a pre-approval that *normally* satisfies most seller's need for a solid buyer but if they want a true "cash buyer" even a POF from a lender may not suffice.If you do a couple deals with the same lender they may offer a POF on future deals.
