I was sent an offering memo by a broker selling a multi-family building in an area no reasonable person would even consider affordable housing material yet the marketing materials made a point of emphasis to detail how the property would satisfy the need for affordable housing.

Get it under agreement for less than asking price and offer to bring the loan current and have them carry that loan.The way I see it is they are just getting MLS properties under agreement - the last five I looked at had been sitting on the market for more than 150 days (overpriced) because the payoff of the loan would not be satisfied at lower price point.

Here’s how it works:1️⃣ Sale Price: The purchase price must be $300,000 or less.
2️⃣ Buyer’s Intent: The buyer (or a family member) must have a bona fide intent to use the property as a primary residence.
3️⃣ Occupancy Requirement: The buyer must occupy the property for at least 50% of the days it is used during the first two years after the sale.If these conditions are satisfied, the 15% FIRPTA withholding is waived.

As far as the vacated tenant, I'd let them know that their deposit will be returned when the lease is legally over, assuming it is not used to satisfy missed rent.
