If I need to cancel a reservation for safety reasons, I will.

When you're getting started, building some steady cash-flow is incredibly valuable because it offers you some flexibility and a safety net to take on higher risk/reward opportunities.However, if you think you can get those kind of spreads on wholesale deals, maybe putting a few thousand into marketing is a good idea, too. 

Go down to building and safety, talk to someone in planning and ask if you can get a variance to build an additional unit.

@Fatima Champagne  A lot of different neighborhoods offer multifamily homes, it just depends on your budget, safety concerns etc.
