There's numerous industrial and chemial plants several miles away and a lot of workers are from out of state getting paid great money and are willing to pay a bit more or split to have a nicer place than some of the basic trailers they usually set them up in.

I also noticed there is little blurb about "aluminum wiring" on their application of which, I'm sure these homes are at risk of having (I don't know for sure) which is why I want a policy with code upgrade if there are any problems (i.e. a fire in the panel which would require re-wiring a portion of the house).Anyone else have experience with older homes that could recommend a solution?

As the new owner, you should have received a copy of their lease and application(if they ever had one) and a rent roll with their previous payments so that you can put the correct amount that they owe on their 3 day notice.
