Tenant requested late pay rent on the 20th

We have new tenant who has been stayed about 6 months. She single parent, she is collecting money from works comp from the company she worked and disability money. She is been paying good in the past 6 months. Today I received the message that she couldn't pay until the 20th of february because she short on the money this month. I have explained the late fee policy that she will have to pay. How do you handle this. We had eviction from previous one before her, so we think.. not again.

I would mail her the 10 day letter (or whatever is your states protocol) when you can to put the pressure on.  Work with her and try to collect late payments (since this is first instance) but at least be ready to evict on the 21st if you aren't made whole.
