Inherited tenants not vacating

We closed on our first rental property this morning.  We are purchasing this through seller financing.  The tenants that are currently in the property owe the previous landlord approximately $2600 in back rent over the course of their tenancy from August 2014 (rent was set at $650/month).  During negotiations with the seller, he disclosed that the tenants were behind on their rent payments.  We decided to have the seller deliver a notice to vacate to the tenants.  After closing this morning, we toured the property again with the seller.  The tenants haven't even begun to pack their things to move.  The seller put on the notice to vacate that the tenants need to be out by February 1st due to non-payment of rent.  If they aren't out of the property by tomorrow, what (if any) options do we have as the new owners to remove these tenants?  There are some repairs & updates that need to be made to the property and we would like to have those completed and a new tenant moved in by March 1st.  Thank you!
