If I could do it again, I'd probably have gotten my license back in college and sharpened my teeth on regular retail single family homes or even leasing with KW (generally considered the easiest and lowest stakes real estate sales), and then gone to my current brokerage after graduating.

I am fortunate enough to be on the path to graduate college debt free which is a very good thing.

My reason for investigating this field is that after helping my oldest daughter graduate with a degree in architecture, and a teenage daughter getting ready to follow her dreams, it would be nice to develop an additional income stream.

I'm going to be doing this part time from a full time job and also as a part time real estate agent. so I guess  I'm so persistent on finding virtual tools because I'm limited on time. my realtor niche is working with investors and wholesalers on that aspect, but my passion is investing from wholesalers position for now until I graduate to flipping homes later. ultimately once I gain traction and start to Excel I will start a portfolio with rental properties.

I've spent the last couple of years since graduating high school educating myself as much as possible, and saving all the money I am making working full-time and still living at home.
