Find out how much  money you need to put down, and buy it.BUT if you want to build pasive income, indeed very different.You can buy that first building and you are flat broke again.Or..you can invest that $20K into systems that will get you a lot more than just one building.See what I would do personally, is find a way to get more leads and more money to build a stronger and deeper pocket not just to buy more buildings but to let the leads in cheaply to buy these doors for cheaper.So invest in a lead generating system that will fuel your building buying agenda.I would set up a business and generate discounted of market properties, make money that way, and then buy as you go.But that is just me.

Real estate is local, but as far as I can see..Supply is low, and new demand is not being met.Interest rates are already low and going down.Lending is tightening based on some of the concerns you pointed out.Prices didn’t drop because supply fell as fast or faster than demand during the lockdowns.

@Alex FerraroYou can call the City: 312-Seven Four Three-3573 and ask to speak with Robert Bernaki, he's the department manager.Tell them you had an inspection scheduled and the inspector did not show up, and they will usually try to get you rescheduled faster (within the week or sometimes the next day).
