I also show them things I do when visiting a property, such as turning the shades so the seams are facing the wall, straightening the area rugs, cleaning the grill grate... not to say "do these things", but to teach the critical eye and to walk in the guest's shoes, thinking about the details that might affect their impressions and experience.

Do you feel it’s important to visit and see the property, area, etc with your own eyes?

That is when you need a property manager or agent involved to put eyes on it and give you the information you need to make informed decisions.I have done a couple of rehabs close to home, and I can't imagine how hard it will be to do this from out of state. 

This is the exact kind of thing why the rest of the world looks at Americans, shakes there head with a eye-roll and chuckle saying "Americans....".

Yes there are HOA fees but they also come with pros to having them as well like the community over will look better etc. it's not a  definite that, that's what I want to get its just what I was looking at and they caught my eye.

Often times, especially for young punks, its medical cause they don't have insurance.

However, I appreciate your critical eye as it helps me truly think "creatively".I'd like to be able to give the partner a good deal, even if it's unfair for me.
