They could happen in war zone areas but more intelligent people than myself have the brain power, patience and capacity to fight that battle.

Here’s the kicker…she claims her and her kids have been battling Covid back to back for the past month and she went to deep clean and noticed the water stains on the floor.

Major projects may not be your cup of tea and may consume too much time and money at first so pick and choose your battles/headaches. 

Its just not worth the hassle in a case like this to stick to the legal requirements and fight the battle that will insure. 

You've got to prepare yourself for battle everyday.

No harm no foul.

Did it make the place smell or create a nuisance?  

I suspect you both also understand exactly what I just said, and take the battle on anyways - I find that admirable.

Some will tell you not to do it and will battle you in every step of the way but others will embrace it and guide you through the process and educate you on the risk and mitigate such risk as much as possible. 

That is, even if habitable and rentable, will there be a deterring lingering smell that would lower my future rents.
