@Frank Daly It's very important to note that duplexes are not valued based upon your cash flow numbers, they are valued based upon the market comparables.

Your not really going to double your closing costs....some items yes, but many are bases on price, including PMI which should be the same.

Sometimes they might not actually be a deal at all once factored in the amount of work a property may need based on actual rents and property value.

However, I consider their offerings an unbelievable bargain for newbies and I strongly believe that their materials give people a strong organized basis for building their base of knowledge.I also don't think you can generalize about finding communities.

This is just purely based on my walkthrough of the property and I have not had a contractor come through. .My investment criteria is $150 per month per door.
