Love the opportutnity to talk with like minded people!  I am relatively new to real estate investing have just been reading books and watching videos.  

I am ready to start looking at deals and interested in finding out how to know if you're looking at a good opportunity to invest or not? 

In my area I see lots of hud homes and reos and no one taking advantage of them.  I see houses with 8+ rooms for good prices but have been sitting on the market for awhile. 

Other houses on the market with 4 bed rooms and 2 bathrooms that can't be sold for even 25,000.  

I was wondering why deals like these would sit for so long?
