to build-out a walk-in shower as opposed to installing a bathtub, so a walk-in shower could be a feature that set's you apart from your competition for a relatively cheap investment...just don't over-do it!

Hello All,Does anyone recommend an all-in-one investor dashboard/software for sourcing and finding deals, aggregating relevant data about specific properties (current owner, T-12 rental history, current lease amounts/dates, nearby hyper-local features (hospitals, Walmarts, demographic/census, etc.), ranking by cap-rate/cash-flow, rental estimates, and/or evaluating/forecasting/under-writing properties?

This definitely sounds like legal malpractice, and you may also be able to sue the law firm that closed the deal for damages as well.I believe there's a search feature on BP where you can search local attorneys.

Excessively high water usage

My water meters at my multi-family properties (installed by the City) have a feature that tells me if there is a leak; basically, if there is water usage for the previous "x" number of consecutive 15-minute cycles, it shows an icon on the LCD display.
