My concern is with it being August and the cold months right around the corner, how much does the changing of seasons impact the ability to reliably get a project done on time?

I would suggest connecting to people on BP, cold calling realtors/pm/lenders in that area.

A few weeks after sending the mailers, I would cold call the ones who did not respond to the mail letter you sent them.

You could offer to help them drive for dollars, cold call owners, whatever they need to do in return for being able to learn from them.You could also look into wholesaling.Good luck!

It would be our first rehab and he wants the "perfect flip"or perfect situation. i personally think it has nothing to do with the numbers I think it's him getting cold ffeet or the analysis paralysis thing.my thing is we have set a standard for what type of profit we want, type of homes, the area and ARV range we look for.once it gets to offering time, he contemplates how we'll get funding or how this will happen or that will happen and then we won't make an offer. basically it's motivated me to get my license.
