Slowed down by lack of POF letter & a slow agent

I'm sure this is just another step I have to climb over. 

I have the hardest time submitting deals with this agent I'm working with. He's been slow to submit offers, reluctant to submit offers on homes he feels aren't "the perfect flip", or it's "too distressed" and I know for a fact after running the number on 4 different properties at least twice we had good deals. Of course, the obvious answer is to find a new one but I've already tried 2 others.

Another problem with these MLS listings is that I don't have the proof of funds. I understand some Agents want that to present to their clients but not all. We were late on one potential deal because the agent I work with didn't want to send without the POF. I ended up calling the listing agent & they let me know it was ok to send the offer without a POF but if they liked our offer we'd need that plus EMD to officially accept but of course, we were too late and they already had a deal lined up.

I'm struggling with finding a legitimate lender who will provide a POF and an investor friendly agent in my area. I'm not depressed or anything, this is just an obstacle I'm currently dealing with.

Should I not focus so much on the MLS and just network with wholesalers for deals?

Basic stuff:

A POF is for a Cash offer, showing You have the cash in the bank.

Anything else......FHA, conventional, private, hard money, a loan from uncle Joe, etc........is a Financed offer and you need a PreApproval from that Lender.

Agents are now familiar with the "POF's" from HML's, off the internet, etc. and the fact that they mean nothing.

Frankly, I don't know why any decent agent would waste their time with you if you don't have a Legitimate HML already agreeing to work with you, and the necessary cash you'll need to do the deal......pure waste of time......same reason sellers aren't going to accept your offers.
