How do You Prefer to Prospect

Hello Everyone,

I am new to this forum and new to Mobile Home Park investing as a whole! I have listened to quite a few podcasts and I am now actively looking for a MHP to buy. 

I listened to the Mobile Home Park Investing podcast and they spoke about putting together a database of parks. I am located in the Dallas/Fort Worth area so I looked up all the metro areas in Texas that fit the population and median home price requirements they talked about in that podcast. I have addresses and numbers that I mostly got off google and MHP village. 

My question is, what do you all feel is the best way to prospect? Do you call or mail letters? I have called a few of these parks and spoke to the managers. I only heard back from a few stating the owners do not want to sell. 

Any and all advice is greatly appreciated!
