Tenants not knowing each other will make them much less likely to be throwing parties and takes away a lot of the normal risks when renting to students.

THey keep seeing my ads, they keep seeing my success, my students success and that motivates them... eventually.Most people use ONE marketing venue and when they use multiple venues they treat them all as individual entities. 

I've found that even if you do not initially participate in the conversations due to your lack of knowledge on a particular subject, continuously showing up and learning reveals to others that you take investing seriously and are willing to do what it takes to succeed.

If you are interested in renting to students, you can do that.  

If a landlord reports to a consumer reporting agency or debt collector regarding a tenant who is participating in the repayment plan or receiving assistance from a federal, state, or local rent relief program, the landlord shall report the account as “current" in accordance with the Public Law 116-136: Coronavirus Aid, Relief, and Economic Security Act.c.

Most college students find housing on Zillow, Realtor, etc. 

I don’t have 2 years of tax returns as I’m a college student.

I see that I might only owe 12% in taxes as I was a college student last year and didn’t make enough money to be in a higher tax bracket.
