Most underrated Indy neighborhoods?

Question

I'm a new investor / agent in Indy. I made it big by buying my own home in Irvington a few years back and getting some serious appreciation as the neighborhood slowly improved. In the next 10-20 years which neighborhoods do you guys think will revitalize and capture the most value?

Hey - that's awesome to hear, Tyler! Sounds like you got in at the perfect time.
It isn't super common in Indy for entire neighborhoods to blow up with appreciation the way that Irvington and say, Fountain Square have. In my opinion its more street-by-street, little pockets here and there.
As far as neighborhoods within that range, I would say taking a look at the Little Flower neighborhood for solid coc and even more long-term would be 16 Tech area that is under development.

I think Speedway is growing like crazy. The city has already done a lot in the community and the businesses coming into the area around Allison transmission seem to be good long term tenants.

I would definitely keep my eye on the west side of the city. The other areas like the east side and some parts of Fountain Square are already being restored. West side is an area that would be next up after those areas in my opinion

I posted this same information yesterday, but for some reason, the moderators flagged it as selling services . . . which it is not.  My recommendation is in the Carson Heights and University Heights neighborhoods.  Houses are still relatively cheap and there is high demand for rentals.  If you are interested in renting to students, you can do that.  There are families in the neighborhood as well.  It is a really good mix.  It is just south of Garfield Park area where there is significant investor activity.  It is only a matter of time before they migrate a few blocks south.

Tyler- This might be a different direction than your original question but an opportunity that is presenting itself that we are seeing is investing around the "new" downtowns that many rural communities are building.

I definitely see Little Flower heading that way! The near west near 16 Tech & the Hospitals is due for some nice appreciation as well with a lot of money being invested in that area.

Welcome to the community!  It has been a while.  I'm excited to see this next step.  My brother bought in Irvington back in 2000, did a lot of work themselves, and sold 2 years ago and it was huge growth.  I'm excited to see what others have to say about up-and-coming neighborhoods as well.  Good luck and reach out if you ever need anything.
