How do I find properties to wholesale? What platforms. I’m a complete beginner.

What ALL of you are doing wrong is this...

ALL of you except you kind of.. mr Austin...

are listing ways for you to go run after sellers.

None of that really works. Not cold calling, not dmm, not driving for dollars NOR PROPSTREAM.. oh please!

The BEST way to get motivated leads is through those leads finding YOU, not you finding them..

before any of you come at me with "but but but...  wait a second.

Hold your thoughts.. just wait!!

Look at this..

ALL these leads are FREE

All these leads found ME, they did the work and THEY convinced themselves, I was the best way to proceed.

SO... if ANY of your favorite methods are in ANY way better than this.. then fine... give me your spiel.. BUT if not... hush, be quiet, and LEARN instead of giving wrong advise...

"oh but my advise is not wrong.. it is just a different approach".. oh REALLY...

OK so a "Different approach" you say. OK, .. to me that means it that it is an OTHER way to get leads yes?

OK then.. which one would you have, free highly motivated, infinite ROI, all free, all effortless... or you knocking on doors on a cold December evening? or spending thousands of dollars on mailers only for the phones to ring for the other person to crawl back into the person that brought you into this world?

So pick. which one would you rather have?

MY method yes? Yup thought so.

No my little mortals.. your methods are not just an "other " way.. it is an INFERIOR way. If it wasn't, my method wouldn't be preferred 100 out of 100 times.

Sick and tired of all you "experts" giving others seriously friggin STUPID advise!! FRIGGIN THINK people. Want to become successful? STEP OUT OF THE GADAMN BOX! Stop following others that they themselves haven't made it yet. Stop following advice from others that can't produce backup, evidence, PROOF of their claims. Want to be successful? Do not rely on ANYONE. Use your OWN head, logic and common sense.

You all are raving about methods with a less than 3% success rate. What is wrong with you people?

Wanted to share this update:

I locked up 6 new deals this past week, here is a breakdown:

2 - Direct mail - (post cards to a code violation list)

1 - Website

1 - Cold Call (12 Unit Apartment)

2 - Billboard Marketing

I can GUARANTEE you that different marketing channels work.

At the end of the day marketing is a simple concept - the whole point is to have conversations with people. Don't overthink it and take action.

Anyone who writes long paragraphs trying to sell someone is NOT closing enough real estate deals lol.

There is a difference between "it works", and "Can you get a deal from it".

That is what most don't understand. To me a 3% success rate doesn't "work". How about you? If I gave you a system that said, there is a 3% success rate, would you invest in it?

You all will say "OF COURSE NOT!!" right?  But YOU ARE investing in it!!! Anyone that does any lead generation with a 3% success rate (DMM cold calling, D4$, Door knocking, lists, etc. etc... IS investing in it) what do you think the success rate is? I am not talking about leads, I am talking about DEALS CLOSED!

You all need to consider this:

There are always exceptions to the rule. Example,  People in foreclosures are NOT motivated despite what you may have heard from your favorite guru. (Foreclosures rather poop on the living room carpet, and pour concrete down the drain than sell to you).  Yes yes I know I know last week you closed a foreclosure deal. That is exactly my point. That foreclosure lead was an EXCEPTION! Remember I never said you CAN'T get a deal through foreclosure. but consider this:

If you are marketing FOR foreclosures, you will GET foreclosures, and if you get 100 foreclosure leads (because you market for it) and you close 1 deal... you all will say "SEE.. it works".. No it doesn't. You are MARKETING for foreclosures, (so you are going to get ONLY foreclosures) and if it takes you 100 foreclosure leads to get 1 deal.. that is 1%... so conclusion... foreclosures are NOT motivated. If they were motivated it wouldn't take you 100 foreclosure leads to snag one closed deal right? You found the/an EXCEPTION to the rule ( the rule of: "foreclosures aren't motivated")

So in other words, the reason why you are spending so much money to snag just one deal is because you are trying to find that EXCEPTION.  THAT is why it takes so many mailers, calls etc.. Per definition, an "Exception" is just that. The oddity. The singularity. You are fishing for that exception.

I am giving mathematical proof of my claims. 3% success rate doesn't "work". .. but NO ONE addresses this. I throw this in ANYONE's face, that claims "it works", and all I get is complete ignore of everything I stated and the response is: "I promise", or "I guarantee" without a single shred of basis, proof or evidence supporting their "guarantee". It's honestly laughable. Lack if intelligence, analytical skills and common sense.

Don't prove your your point for the sake of wanting to be right and come over as an "expert". Fight for the truth even if it gets you a hit to the ego!

There is NO argument any of you can present that will EVER show or prove that a 3% success rate works. The ONLY way to make money through a 3% success rate is to do VOLUME.. and THAT is why you have to make so many calls or send so many mailers to get an ROI, BECAUSE IT DOESN'T WORK.

NO people, a 3% success rate does NOT work! I have AGAIN shown even MORE proof, logical mathematical common sense proof. In order to STILL make a profit, from this... you have to send a LOT of mailers because like I said.. you are trying to fish out the exceptions!

your mistake is confusing these 2 terms:

"CAN you get a deal"  vs. "It works".

Your response proves to me that you may not understand the concept I am trying to teach you. So allow me:

You are still trying to prove: "You CAN get a deal". You are not proving "It works". Keep in mind man.

The second you can see through the ego, you will realize that I am factually correct. And the sooner you and anyone else reading this accepts this you can DRASTICALLY increase your success... I mean seriously... if you are doing SO WELL with a 3% success rate... how much more successful do you think you will be when you actually use math data and analysis to scale to a 37% or maybe even an 80% success rate.

You can remain stubborn and defiant, but who will be hurt doing so? Not me.. YOU are!

Driving for dollars is great but there are many other efficient ways to collect data.

Wholesalingdata.com - quality & very inexpensive leads that come with phone numbers.

Propstream.com - A great platform for data and even comes with a national MLS platform which is very useful.

Code Violations - This is a free list of all houses that have had a violation in the past month (high grass, boarded up windows, tarps on roof, etc.) you get this data from your local county office.

There are 2 paths to take here.

#1 - Find sellers. Mass market and hope something sticks via mailers, cold calling, texting, RVM, bandit signs, etc.

#2 - Have sellers find you. Put up a website, have great content, work on climbing up the google ranks. You can put up PPC ads on Google in the short term.

No free rides here. One way is expensive, one way takes time.

Hey my man.

I am a bit disappointed. you only do 3 goats in my honor.

Good question actually. The answer is not that simple. We run our ads a bit differently than most do.

We target one lead several different ways. We focus on omni presence. They see my video on Youtube, then Instagram, then they see my ad again on Facebook (one of many different ones), then when they go to CNN, netflix, any main stream websites they see my display ads following them all over, then they follow me on YouTube, they join my Facebook group where I help everyone for free... and then this happens..

So now one person rallies everyone in the group. So he saw my ad I am sure, did he convert from my ad? Nope, and it doesn't matter, here is why:

1) I helped someone make money. Feels GREAT!

2) I helped someone make money and now he is forever grateful and loyal and only has good things to say about me... to everyone,  that is a factory of more leads.

3) he expresses his success throughout the entire free group and now everyone is reminded, if "his free help already works, can you image what his paid course would do".

4), this is jut ONE person, now imagine every week some  (not a lot) will have a good experience and expresses this in the group.. that is all free hot leads coming in.

So although he didn't convert from my ad, he is the cause of dozens more leads from just ONE click he made.

that's how I build credibility and authority, and then they see my rants here on Biggerpockets and a lot of people then contact me through the Biggerpockets lead system, and a friggin TOOOOOON of requests through the biggerpockets messaging system.

And when they do contact me are rarely book appointments with them. I just send them a free video where I share ALLLLL MY secrets for free. Every secret, explained, and I instruct them to just apply it and good luck. I sent them back out into the wild.Sometimes I drive them to my Facebook group where I ACTUALLY DO help everyone for free. Completely free nothing held back. THey keep seeing my ads, they keep seeing my success, my students success and that motivates them... eventually.

Most people use ONE marketing venue and when they use multiple venues they treat them all as individual entities.

I believe that is wrong. Your entire brand, presence, all ads is one symbiotic system and one potential lead flows into other systems, I am not trying to get them to book appointment ASAP.. wrong.. I am trying for them to NOT book an appointment for me, until they have seen every platform I am  on. They are FAR easier to convert as a client. Here is the caveat. This ONLY works when you are the Sh*t at what you do. The point to send leads out back into the open instead of scheduling a call with me, is for them to see how good we are FOR THEM SELVES. I can tell them all day long that I am the best at what I do, and that holds ZERO credibility.. But when they see MY logo on the bottom of every single #1 ranking website, and they see happy clients, and they see all that success, they sell themselves. Then I schedule a call with them, and thats how we close. I am doing this for just a few years, and my products are not cheap, yet we already have over 800 students.... I don't think that's half bad.

So it wouldn't be accurate to tell you a % of how my ads convert. I do NOT want my ads to convert. My ads are not for lead generation, .. my ads are for demand generation.

I want the people to convince themselves I am the thing they need. I do not want to be the one that has to convince them I am the one they need. And the biggest seller is the truth. I am not a scam, I am not tricking anyone with promises. Why do you think every post I make I add a TON of screenshots proving EVERY claim. That is why Mr. Gonzales there, couldn't come back at me. I mop the floor with every hater here or anywhere because I come with evidence. You can't win an argument with me, because I am careful what I say. I ONLY say something when I have the evidence to back it up. So everyone sees my in your face attitude, ego, and aggressiveness.. in real life I am quite the funny humble goofball, BUT i am extremely competitive, and some like me, most don't, and I don't give a crap. You may hate me but "he's right!!" THAT is the sentiment I want people to have. The result is this... you want to get motivated leads, go talk to that rude dude there on BP. It is the reputation I build and actively are defending.
