New to the business Wholesaling houses
After three years of paralysis by analysis, I’ve finally decided that I want to take action and get into this industry. I have capital to invest in myself so I’m not starting from the bottom. I was looking at courses/ mentorship programs and wondering which ones you would recommend? I have been looking at khan from wholesale to millions on YouTube’s course. ANY information would be greatly appreciated

So here are my thoughts about cash buyers. They ain't no thing, to get.
Don;t worry about cash buyers honestly.
Here is why.
Just have one golden rule when wholesaling. Never sign a contract unless that contract is a home-run deal. As long as your numbers work, you will always find a buyer for your contracts within hours.. no joke.
So then you ask... well, what IS a homerun deal...
Good question.. (DAMN son, you are brilliant for asking such awesome questions sheeet) you will get a feel for it as you get more experience but for now it is enough for you to know.. that most flippers (cash buyers) are happy with a $30K profit, for a 6 week to 2-3 month flip. The longer, or more complicated the flip, look into $40K to 50K of profits.
So run your ARV, Cost Of Repairs, your wholesale profits and have enough equity left in the deal for the cash buyer to make minimum $30K (around there... at least here in CT. If you do this in Beverly hills make sure you leave a few millions in there for profits, or have a few virgin goats to go along with the house. Everyone wants a virgin goat!
I honestly think that is a really good start my little green grass hopper!
Now here is a bonus for you...
Before you start concerning yourself with buyers and all that jazz... make sure you understand how to find ARV's and COR, and then obviously you need to generate motivated seller leads. Everyone thinks "Ohh I will send out 300 mailers and male 5 cold calls and I should get someone on the line".. that is not the case. Cash buyers are not the challenge.... Generating motivated seller leads are.
Do you have a website? Get one! There is where I would start in all honesty!
