How Can I Finance My First Deal?

Hey BP forum! I don’t have 2 years of tax returns as I’m a college student. So the fact of no proof of income and a student loan debt completely disqualifies me from a conventional mortgage, what are my other options? I know hard money but I’d much rather a way to use the bank, and to be able to refi if I use hard money. Thanks!
