I think the discussion is excellent, but the crux of the mater is @Prashant P. must have a credible estimate to give his HML.I would pay a reputable GC $500 in a minute for a room-by-room/itemized bid (not an estimate) that I could then provide to my HML, if it was the difference between getting a deal done or not.

Way cheaper than listsource You can export your list out in an excell spreadsheet, edit it any way you like, and then send it out to clicktomail and get that service alacarte any way you like.

I have made an excel proforma that is similar the BP calculator and allows me to plug in some very detailed numbers regarding maintenance, insurance, CapEX, vacancy rate, etc.Look forward to hearing the comments!
