Hi, everyone. Looking forward to learning from BP! We are novice investors looking to get into multifamily investing. We did some successful flips a few years ago -- got out right before the crash -- but are thinking about a buy and hold strategy as a way to retire out of a demanding career. Anyone have advice about using out-of-state, turnkey investment sellers? Faced with average single family housing prices of more than $300k in the Portland area, other areas of the country look enticing.

How are you do your searches? Portland Oregon area is rising fast and will continue to. Of course the rent rates are going up as well. One concern is the constant demand for a sort of 'rent cap' by many people here, it has been a popular issue for almost a couple years now but IF a sort of cap was in place it would likely only be within the city limits. I'm not sure how much you've searched but there are some good up and coming towns just outside. A more popular one right now is on the washington side in area's like salmon creek, camas, up to areas like longview and kelso that would be worth looking into.
