Rental Market in Southern Oregon (Ashland/Talent/Medford)

I would love to hear the feedback of buy and hold rental property owners in the Southern Oregon area.  Doing my research and running a number of analysis of multifamily properties available around the area, the numbers seem to pencil out well.  You can get a fourplex in the range of 250-350k.  I am seeing cash flows of around $500-800 per month, and has high as $900.

The only thing that concerns me is the economic growth of the area.  The main industries are healthcare and small business, and I am worried that finding quality renters is going to be an issue.  If anyone has quality economic data on the Southern Oregon area, please share link or info!

I would love to share my analysis with a more experience investor.  I have made an excel proforma that is similar the BP calculator and allows me to plug in some very detailed numbers regarding maintenance, insurance, CapEX, vacancy rate, etc.
