The damage is a combination of vandalism -( holes in the wall, bath fittings ripped out, stain on the carpet, refrigerator having to be replaced) and lack of response by the PM the property was vacanted without any inspection being carried out and the pile of rubbish and food which was left behind casued a build up of mould & maggots, which could have been avoided if the PM were doing there job!

I'm more likely to use wood and carpet with better tenants and tile/cheap stuff in the worst neighborhoods.I'm not a fan of the Pergo type flooring that everyone here seems to love.

I will use this info to better calculate potential profit on future houses we consider for flipping.SCOPE: new floors, cabinets, countertops (quartz), 8ft island with butcher block and prep sink, relocate powder room, add laundry room w/ stacked washer/dryer, new driveway, new vinyl siding (removed brick facade on front of house), new furnace/ac, paint throughout, carpet bedrooms, minor updates in bathroom, new front windows, new roof, update fire places, new appliance suite, fixtures, new lighting, updated electrical, some gutter and drainage work, new concrete patio to replace existing pavers.I drew this floor plan using MS Visio.

If they do not put a holding deposit with their application,we keep showing the property, and everyone is advised of this.In addition, I also collect a Full months rent upon move, does not matter if they move in on the first, 10th or 20th, always a full month, and then the second month is pro-rated.I also charge a non-refundable cleaning fee and carpet cleaning fee.
