I am still in the process of getting pre-qualified and saving up for a down payment but am excited to embark on the journey.

@Jonathan Damon   not that your opinion matters much.. but I truly believe that wholesaling as its taught is an advanced strategy and those that embark on it on their own with no financial reserves are as Chris state wasting what capital they have on a fools errand..It seems to me if you want in the industry go find a job in the industry.

Have loved reading for forums so far and hoping to contribute to the community as I embark on my own investing journey.Personally looking to pull the trigger on 2-3 rental/cash flow properties this year in a few markets in the midwest that I am relatively familiar with.

I'm ready to do my first deal and embark on my investment journey.

So, as I embark in my real estate investing dream, I'm starting to analyze every where I spend money.

I've just concluded "Long-Distance Real Estate Investing" by David Greene and I must say that the principles set forth in the book have given me the courage as I embark on this journey.I've come here today looking for words of encouragement, small pieces of advice you wish you had known when starting out, or perhaps just some funny anecdotal stories that weren't so amusing at the time.I'm encouraged.

Not to throw cold water on your plan but why you are trying this you may want to get your RE license if RE sales is what you want to do.. wholesaling is a path with no end for 95% of the people that embark on it.. whereas a good Real estate agent can build a career that will last a lifetime.and if you want to specialize in income property go work for a commercial broker you put 10 years in there and you will be come rich  that I have no doubt..

Believe me, you need this before you embark on any remote investment. 

I have reached the limit of properties I can purchase at one time (14)  with my current investors and am about to embark on some fund raising.I have a PPM ( Private Placement Memorandum ) created by a securities attorney and a marketing brochure.
