Raising Money with a PPM and a marketing brochure

Hello All,  i am an experienced investor, based in Oakland but have deals throughout northern Ca.  I have reached the limit of properties I can purchase at one time (14)  with my current investors and am about to embark on some fund raising.

I have a PPM ( Private Placement Memorandum ) created by a securities attorney and a marketing brochure.  I also have a very successful track record and have gotten really good at finding deals over the years.

I will be looking to raise $1,000,000, minimum investment $20,000, the fund will last for 5 years, profits distributed immediately after each deal sells. Can anyone advise where I should start.  Funding platforms like sbrefunds.com are a no brainer, anywhere else?

I think I will have my best results speaking to people in person.  Anyone been down this road before and can shed some light?

Thank you all!!
