The best learning tool I found (and Ive read, studied courses and watched a ton of videos) was found on Amazing.com (you get a free trial) look up Jason Hartman Real Estate.

I used the trial version of TrueRent and was going to stick with it, but they are not returning my emails with a question, so not sure about using them if customer service is lousy.

See if they will give you a 30 day trial for  a set fee.DO NOT SIGN ANY LONG TERM CONTRACTS.If someone's product is good you will want to continue it.

So you are on short term trial basis with them all.With option #2, clearly communicate "new landlord, new rules".

Up to 5 units for $25 a month to start out, after the free trial is over.

I would watch out for government run low income buildings or clinics as they usually dont change location often

I was looking into doing something similar and either using a CRM (lots of free ones out there or with good trials) or combining a Google Sheet with an add-on for mapping, so I can look at the list by neighborhood.I got the idea for the free CRM after Googling and finding a BP blog post that talks about the same exact thing (https://www.biggerpockets.com/renewsblog/2014/02/1...).  

I really learned a lot since making this post threw trial and error.
