West Palm Beach - Branching Out

Hey everyone. I'm exploring the real estate world and have been looking at a whole ton of different properties online and trying to scope out my first deal. I've been looking at south Florida. Mainly West Palm Beach, Jupiter, Palm Beach Gardens, and Stuart. 

I've always rented as my primary residence and this would be my property out of college. I've been reading and learning as much as I can, and have been building up a list of potential properties and analyzing them. I try to analyze at least a few in the area every week for potential using what I've learned from the podcasts and various articles and tools online. 

I want to reach out to any local folks in Palm Beach area who may be willing to show me the ropes and help me work out my first deal. 

Of course I'd be willing to help out in return for working with me person-to-person and teaching me about how to go about my first buy, be it scouting out homes, running numbers, or whatnot. Once I get the hang of it, I'd certainly be willing to work with you and help spot additional opportunities!

Hi @Kevin Quach I'm here in Palm Beach county as well and have worked with investors throughout my career as a realtor and recently decided to do it myself. I can help you on the realtors side (REO, Auction and Short Sale) properties to you (how to offer, provide market values so you know how to bid etc.) I'm learning the investment side now and have studied a lot! (probably too much studying and not enough action) But I'm now ready. The best learning tool I found (and Ive read, studied courses and watched a ton of videos) was found on Amazing.com (you get a free trial) look up Jason Hartman Real Estate. He goes over in perfect detail how to correctly analyze a property. You'll use this to learn what to offer on properties and to submit to lenders to consider funding you. I learned the most from his course. And it was free.
