Ugly because the listing agent did not supply the documents and information we had requested in the inspection resolution, and when I called to ask for them and tell her we would not be closing until we had received them, she unleashed a torrent of venom on me, accusing me of being unethical, not acting in good faith, threatening to report me to the board, etc.In her defense, we had asked for them to be provided at closing, but it was an hour before, and she still had not provided them.

We see these often in foreclosure where we ask the court in a declaratory judgment action to hold that the leases aren't valid and to strike the agreement between the parties because it's not good faith and fair dealing.There's likely precedent to that effect in your state, but it's so much harder to cure a bad lease than to not buy the property with a bad lease on it.

This lender was obviously unfriendly towards investment lending very early on, but this experience makes me wonder if I am breaking some kind of real estate buddy code, as if lenders are faithfully partnered with particular agents.

I have finally decided to take the leap of faith and sell real estate, I am very comfortable with commercial side of it and just learning the residential side of sales rather than leasing.My hold up is knowing which agency to sign up with to maximize my profits and success.
