Getting analysis when starting out is pretty common, buying that first deal is a huge leap of faith.

It is my practice to sign a RE-14 early in the journey, but in good faith I put a $0 fee to exit the contract.

Not sure if they have upgraded to desktop appraisals but if they are still doing in person appraisals , make sure you get everything (scope of work, good faith deposit, social, LLC docs, insurance, proof of prior experience, financial statements) in ASAP.

Document all your efforts, including repair invoices and communications, to show you’re acting in good faith as a landlord.
