Looking for Document Deadline Language

I just closed on my ugliest transaction. Ugly because the listing agent did not supply the documents and information we had requested in the inspection resolution, and when I called to ask for them and tell her we would not be closing until we had received them, she unleashed a torrent of venom on me, accusing me of being unethical, not acting in good faith, threatening to report me to the board, etc.

In her defense, we had asked for them to be provided at closing, but it was an hour before, and she still had not provided them. (They very suspiciously "just arrived" after we got off the phone, despite her assurances that she had already sent them. When I asked her to forward the original email, she said they had just arrived.) 

I'd like to include language in my contracts going forward that remove the ambiguous "at closing" and provide an exact time and date. Does anyone do this and can you provide sample language?

A simple, plain-language clause tacked on:

Seller to provide Buyer a copy of XXX no later than XXX.

No need for legalese and fancy words that just muddle the transaction.
